Subdivision & Greenfield Development
Engineering solutions for residential subdivision greenfield development.
Communities in Southern Ontario are continually growing. To meet the residential needs of these growing communities, GM BluePlan offers engineering design services to support the development of subdivisions and greenfield areas.
The process of subdivision and greenfield development involves a number of requirements that differentiate it from other types of land development projects. Our experienced team has the capability to advise on everything from stormwater management systems to planning, in order to ensure that your project is successful.
Greenfield Development
Greenfield projects involve the use of previously undeveloped land in a city or rural area. As a result, the design considerations and constraints associated with greenfield projects are quite different from those of infill and brownfield projects.
For example, in greenfield development, it is important to consider not only the capacity of downstream infrastructure (i.e. sanitary and storm sewers), but also how to ensure that the sanitary and storm discharge is directed to the appropriate outlet. It may be necessary to construct sewage pumping stations or watermain lift stations to provide adequate water pressure.
Our team has an in-depth understanding of the requirements of greenfield development projects and can provide expert advice for a range of situations.
Stormwater Management Systems
Stormwater management is a significant concern for greenfield development. Developers must consider the type of system desired (ponds, rear-yard infiltration, bioretention) and special needs for the project (pump stations, stormwater management ponds).
At GM BluePlan, we have the expertise to advise developers on a range of issues, in addition to offering detailed engineering designs for these systems. From the conceptual brainstorming to the final solution, our highly-skilled team of professionals is ready to help provide the services needed for all types of greenfield development.
Planning Process
The planning process for a greenfield development project consists of a number of stages, including Zone Change and/or Official Plan Amendment, Severance, Draft Plan of Subdivision, and Site Plan Approval.
Our team is highly-qualified to assist in obtaining approvals and certifying the construction of a greenfield development at any stage of the project. We are aware of the types of challenges associated with the process and well-positioned to help you navigate them smoothly.
